The first step in your new build or self build process in the Bristol & Bath areas is to work with you to determine exactly what your situation is and what you need to gain from your project, and the steps that are required in order to achieve it.
We’ll work with you to assess your site and the potential behind it to establish exactly what is going to be the best course of action for you, as well as what services you will need and what kinds of costs, times and implications will be involved to give you a well rounded overview of your project and what CK can offer you.

Feasibility study
CK Architectural have an ethos centred around helping our clients and working with them rather than just for them. This is why we offer a feasibility study as the first port of call in the process. We’ll explore the site and area to truly understand the potential of the build, as well as what limitations may be in place before you make any commitments or large expenses.
When this is completed, we can supply you with the right information before going any further, and then you are in a position to customise the services you need and understand the timeframes and costs that would be involved.
Pre-planning application advice
Following the feasibility study, the next step in the process is to create concept designs and outlines to determine what the build will actually look like.
Once you are happy with the outline design, we can submit a pre-application on your behalf to the local authority planning department where we will then gain a full list of reasons for and against developing on the site. Also, at this stage, we will receive a full list of requirements and or restrictions so that we can submit your full planning application.

Designs & Full planning applications
Once we have established that your desired new home can be obtained, the project design can begin. We will sit with you and develop a project brief to discover exactly what you will need to get the best living standard from your site and budget.
CK Architectural Bristol will present you with various design options based around your brief and discuss all of the options available to you.
Once you have confirmed a design, we can prepare your Planning Application Drawings and submit them to your Local Authority.
Once the plans are submitted to the council it usually takes 8 weeks for them to determine a decision. We will keep you posted with any amendments or comments. When you have been granted planning permission you then have to get Building Regulations approval.
Building regulations
Building regulations drawings are a necessity for any project in order to gain approval from Building Control and ensure your project is lawful, safe and up to standard. We add all of the required details for these drawings and work with any other parties or specialists needed to ensure that they are ready for submission, and can be used to get quotes for builders to work with.
The building regulations drawings will then be submitted for a full plans check, amended if necessary, and once approved, they will be the standard that is built to and inspected against. Our plans will include all the necessary detail such as structure, passage of sound, disabled access, drainage, resistance to moisture, collision, impact, heat loss, ventilation, light, emergency escape and much more.
These drawings will be used when the building control officer inspects the build to ensure the builder is carrying out the works correctly.
Project management
In addition to our design services, the CK Bristol & Bath team also offer comprehensive project management too. This is where we can help you tender the contract, vet builders alongside you, administer and uphold contracts, communicate with the builder for you, perform regular site checks, and generally ensure the highest quality build in every way.
